All RCC components such as Footings, columns, plinth beams, staircases, beams, slabs, water tank, shall be as per the consultancy design.

All Walls will be in cement mortar 1:6 & 1:4 in thick.

Internal & External Walls & Ceilings: 2 coat composite cement plaster finish, with first coat in 1:6 C.M, avg.3/4″ thick, Second coat in 1/8″ thick C.M. with sponge finish.
  • Main Door: Teak Wood Frame & Aesthetically Designed Teak Veneered Shutter and Finished with Melamine Polish Fitted with Reputed make hardware.
  • All internal & external doors: Teak Wood Frame, Flush Doors with Teak Veneer and Polish/ Designed Skin Doors of Reputed make.
  • Toilet doors in medium teak frames (7′ Height), flush shutters Egwood or equivalent make. All flush shutters fitted with required hardware.
  • Windows and French Door: UPVC Window System of Reputed make with Float Glass, Provision for Mosquito Net Track and MS Fabricated Safety Grills. UPVC French Door with Float Glass Paneled Sliding Shutters.
  • All windows & ventilators of UPVC NCL make (or) Aluminum make.
  1. Living, Dining, Bedrooms, Balcony & Kitchen areas are 2’X2’ Vitrified Tiles of Kajaria/Asian/Johnson/Nitco or equivalent make.
  2. Bathrooms & Utility areas are 1’X1’ anti skid tiles of Kajaria/Asian/Johnson/Nitco or Equivalent make.
  3. Corridors are 18”x18” or 24”x24” tiles of Kajaria/Asian/Johnson/Nitco/Orient or equivalent make.
  4. Staircase & Lift Lobbies are Granite/durable hard materials like tiles etc..
  1. For each 3 Bed flat, a total of 50 switch points (Including 5 Amps. LPP’s), 5 power points of 15 Amp for kitchen/toilets and’ split Alc provisions in bedrooms, all controlled by Siemens/HPL/Anchor/Philips/or equivalent make MCB’s, all circuit lines in concealed PVC conduits of Sudhakar /equivalent make, with wiring in multi-strand copper cable of Anchor/ Polycab/Finolex, L & T or Equivalent make.
  2. Modular switches of Legrand/MK/ ABB /Anchor/ Salzer/ Philips or Equivalent make, with white color for the plate and switches, and fittings of regular designs 2 sockets each of Tel. and TV, with separate conduit & cabling in PVC pipes of Sudhakar or Equivalent make.
  3. Power outlets for Geysers in all bathrooms.
  4. Power plug for cooking range chimney, refrigerator, microwave ovens, and mixer/grinder in kitchen.
  5. Plug points for T.V and Audio Systems, etc.
  6. 3 Phase supply for each Flat & individual Meter Boards.
  7. Miniature Circuit Breakers (MCB) for each distribution board of reputed make.
  8. Switches of reputed make.
  1. All internal and external wall mount drainage pipes in Sudhakar / Prince make CPVC pipes.
  2. Sanitary fittings for 3 Bed Flat includes – 2 EWC’s, 1 Orissa Pan, 3Wash basins, for 2 Bed Flat includes 1 EWC’s, 1 Orissa Pan, 2 wash basins of Hindware / Parryware / Cera or Equivalent Make.
  3. All bathrooms shall have a wall mixer with overhead shower, and all CP fittings are Hindware/ Jaguar / Ess- Ess / Cera / Parryware or equal quality make.
  1. All internal walls, ceilings excluding toilet/wash area walls, in 2 coats of ALL TEK finish, final application with plastic emulsion paint 2 coats over a coat of wall Primer paint.
  2. All external paints in 2 coats of weatherproof acrylic Paint-Apex over a coat of cement primer. Toilet walls,all ceilings in 2 coats of emulsion, over a coat of cement Wall primer.
  3. Main elevation shall be in texture finish topped with APEX weatherproof paints.
  4. All woodwork with- 2 coat KPF putty, finished with 2 coats of enamel paint & M.S. works & grills in enamel paint of 2 coats, over a coat of metal primer, all painting materials unless otherwise mentioned shall be in Asian or ICI Make.
  1. Granite Kitchen platform with stainless steel sink.
  2. 2′-0″ high dado for kitchen counter, tiles of 12″x15” size, Kajaria or Equivalent make:
  3. All toilets with tiling up to door lintel level all round in Kajaria or Equivalent make tiles of size 12″x15”. Wash area tiling will be 2′ high, three sides.
  4. Water harvesting pits as stipulated and as per feasibility on site.
  5. Sumps & OHTs of adequate capacity in RCC.
  6. All toilet floors to be treated in double layer waterproof, Polymer brushable chemical of Zoriscott make. Terrace flooring shall be with cement admixture waterproof Chemicals in cement slurry finish.
  7. All rain water outlets from the terrace shall be to the ground Level in 4″ Dia PVC pipe.
  8. Passenger Lifts of adequate capacity of Johnson / /Kone make.
  9. Generators’ (KIRLOSKAR / LEYLAND) of suitable capacity which will support lifts, sump pumps, common areas and up to 3 Light points & 2 Fan points shall be Provided in each Flat.
